Perform a change of ownership PIP for a 216 room resort hotel operating with extremely high occupancies. The scope included complete upgrades to all guestrooms and bathrooms. Guestroom spaces were realigned to include new closets, and king rooms were modified by converting tubs to showers. The outdated lobby, corridors, restaurants, ballroom and function spaces required redevelopment to meet current guest and brand requirements and overcame ADA challenges. Another challenge to the project included overcoming labor shortages without jeopardizing operations and the budgeted NOI.
By renovating sections of floors at a time the impact to the guest was minimal. Labor was brought in from other areas of the country and housed offsite. Nondestructive renovation work was scheduled during high occupancy hours. Guestrooms were stripped of all finishes and FF&E to the substrate. All flooring was removed and hard surfaces were installed throughout the guestrooms and bathrooms. New custom FF&E packages were designed to blend with the local ambiance. The restaurant, lounge and lobby were repurposed to meet current operational needs. The finished product included all new seating, flooring, wall coverings, lighting package and a new sense of arrival. The pool deck was realigned to meet current ADA requirements and provide an enhanced guest experience.
