Project Scope

Conversion of a 17-Story Downtown Independent Hotel to Marriott Courtyard. Originally built in 1930 as the Maurice Hotel, the property was converted in the 1980s into a 150-room student housing facility. The $56.5 million renovation transformed the building into a 164-room Marriott Courtyard. The project scope included asbestos and lead abatement, adding 16 new guestrooms in the basement level, requiring cutting portions of the structure to create light wells. Major mechanical work involved converting the existing steam system to gas and installing a new 4 pipe and a rooftop mechanical system. Structural upgrades included vertical stabilization for seismic reinforcement throughout the building’s core, new footings, and column enhancements and structural steel supports for the rooftop mechanical system. Additional exterior upgrades featured window replacements and façade restoration. Electric upgrades included new electrical switchgear as well as all new low voltage, new fire alarm systems, and a BAS system. A new internal stairwell was created within the structure requiring additional slab openings from the first floor to the roof. The two elevators were modernized completely including new rails. The lobby was relocated, and a new bistro area was created within the former assembly space and new back of house areas created. All guestrooms and bathrooms received 100% new finishes, with 50 percent of bathrooms, previously housing tubs, converted to shower configurations. Throughout the renovation, all work-maintained compliance with historic preservation requirements, preserving key architectural elements of the original 1930’s structure.
