Project Scope
A pre-war Art Deco building constructed in 1929, this 17-story property is located on Manhattan’s Upper West Side. The building underwent a renovation that transformed the interior to a luxury rental property with major upgrades to the interior layout and systems. The scope included interior demolition and space reconfiguration, combining units across multiple floors and reducing the total count from 110 to 57 residences. The project was executed while the building remained occupied by long-term tenants, in compliance with New York City’s tenant protection laws. Work included the complete replacement of mechanical systems, chillers, and vertical stacks for both water and sanitary lines. All electrical infrastructure was upgraded along with the installation of new fire and life safety systems, a bi-directional amplifier (BDA), and modern fire suppression systems. Both elevators were fully modernized with new rails, motors, and digital control systems. Interior work included the abatement of walls and inwall piping, restoration of existing wood flooring, and the addition of new ceiling soffits to accommodate HVAC air distribution. All walls were resurfaced and refinished for a smooth, contemporary appearance. Each residence was redesigned with new kitchens and bathrooms featuring upgraded flooring, tile, vanities, showers, tubs, and lighting. Public spaces on the first floor were transformed to include a fitness center, office areas, an entry lobby, small meeting rooms, and tenant storage facilities. Exterior improvements included a façade restoration in compliance with Local Law 11, complete window replacements, and the creation of a landscaped courtyard in a small interior park area. Additionally, new egress points were constructed to align with the reconfigured floor plans.
