Convert 98 apartments into a 167 suite hotel located in an urban 1928 historical landmark building which shares a physical plant with two operating hotels.  An opportunity was discovered in a market where a need existed for a suite hotel, but the cost to build new was cost prohibitive. The layout of the apartments was not conducive to the suite requirements of the brand and the room count was too low to generate the required ROI. Mechanical, electrical, plumbing and fire life safety systems were shared with the two operating hotels. The market was experiencing a significant number of major redevelopment projects and the scarcity of contractors was providing a challenge to the budget. In addition to the conversion, Ownership wanted to include a new ballroom and prefunction area as well, and the need to centralize the back of house for all three assets was of utmost importance.

The building was gutted to the exterior walls. New layouts were created to maximize the room count as well as the desired room mix for the market. The rooms were designed to meet brand standards within the confined space. Additional enhancements were incorporated into the design to adapt to the market conditions. The new ballroom and prefunction areas were developed by utilizing space from the parking garage. All new mechanical, electrical and plumbing systems were installed. The back of house was reconstructed, combining all three hotels within a central core. The existing operating hotels stayed opened throughout the renovation with minimal impact to guests. The hotel was completed within budget.
