The Opportunity
Brought in to take over project management after first firm was removed from project. H-CPM completed a 6 story 64 room hotel with a large food and beverage area including a full service restaurant, 2nd floor deck and roof top bar as well as a walk up coffee shop. Hotel is operated by 40% special needs staffing. The hotel is situated on a zero lot line in an urban college market. The hotel was eight months behind schedule when we were brought in with multiple FF&E items not ordered, FF&E not fitting in the designed spaces, hotel was surpassing its original budget and there were constant challenges with the municipality. The hotels design takes into consideration the requirements needed to operate with special need team members.
The Result
Multiple meetings were set with the GC, procurement group, ownership and designer to evaluate design obstacles and create solutions to overcome the existing challenges and find methods to meet the requests of ownership. A plan was set in place that everyone agreed to which included the replacement of trades as well as FF&E suppliers who could not perform. Meetings were set with the city to understand their concerns and mutually agree upon solutions that worked in everyone’s best interest. The project schedule was reduced to only a three-month delay including finding domestic sources for some of the FF&E without jeopardizing the design intricacies.
