Project Scope

Built in 1982, this 13-story, 243-room hotel, part of a large mixed-use development, consistently operates at exceptionally high occupancy levels. The renovation scope encompassed a complete upgrade of all guestrooms and bathrooms and public spaces. In the guestrooms, layouts were reconfigured to incorporate new closets, while king rooms were enhanced by converting bathtubs into walk-in showers. Guestrooms were fully stripped to the substrate, with all finishes, flooring, and FF&E replaced. New hard-surface flooring was installed throughout, and custom FF&E packages were designed to capture the essence of the local setting. Public areas, including the lobby, corridors, restaurants, ballroom, and meeting spaces underwent comprehensive redevelopment to meet current guest expectations, brand standards, and ADA compliance requirements. The lobby was transformed into a modern, engaging social hub featuring a new market-style café and a full-service bar, both designed to elevate the guest experience. The restaurant were repurposed to support current operational needs, resulting in revitalized spaces featuring new seating, flooring, wall coverings, and lighting. All contributing to a renewed sense of arrival and a contemporary, cohesive guest experience. One of the project’s primary challenges involved managing labor shortages without disrupting hotel operations or jeopardizing the projected NOI. To minimize guest impact, renovations were sequenced by floor sections, with nondestructive activities scheduled during peak occupancy periods. Additional skilled labor was sourced from other regions and housed offsite to maintain project continuity and efficiency.
