Project Scope
Conversion of an urban apartment into a Springhill Suites. Constructed by the Humble Oil and Refining Company in phases between 1921 and 1936, the building was designed in the Italian Renaissance architectural style and is recognized on the National Register of Historic Places. The SpringHill conversion transformed a previously converted 98-unit apartment building into a 167-key hotel. The $23 million project involved a complete interior demolition down to the core structure, followed by reconstruction of all guestrooms, public areas and back of house areas. The scope also included installation of new mechanical, electrical, and plumbing systems—requiring extensive coring and shoring throughout the existing structure. New electrical switchgear, fire alarm, life safety, and low-voltage systems were installed. Further improvements included façade restoration, structural reinforcements, and fireproofing the elevator towers to meet current building codes. All guestrooms and bathrooms were fully redesigned with new finishes, and bathrooms were reconfigured to feature glass-enclosed showers.
Throughout the renovation, the project adhered to historic preservation standards, ensuring that defining architectural features of the original 1936 design were carefully maintained.
