Project Scope

Built in 2013, this 209-room upscale, art-centric boutique hotel is located in the CityWay district of downtown Indianapolis and features a contemporary design language reinforced by a robust, curated art program integrated throughout public spaces and guestrooms. The property’s visual identity is defined by modern architectural elements, refined finishes, and thoughtfully placed artwork that collectively create a distinctive and immersive guest environment. The renovation scope encompassed a comprehensive guestroom refresh of all areas, including full replacement of soft goods, selective replacement of casegoods, new paint, updated wallcovering/vinyl, upgraded flooring, and modernized lighting. Bathroom work included complete replacement of finishes and fixtures, new vanities, and shower modifications, along with associated upgrades designed to enhance comfort, aesthetics, and operational functionality. In addition, 52 uniquely configured extended-stay apartments in the adjacent structure were incorporated into the overall hotel program, expanding the inventory and enabling a more cohesive, integrated building use. Public area improvements included targeted reconfiguration and refurbishment of the lobby and food and beverage zones to optimize circulation, improve functionality, and deliver a more cohesive and efficient arrival experience aligned with the broader renovation objectives. Meeting spaces received new finishes, lighting, flooring, paint, and artwork to bring them in line with the updated design standard implemented throughout the property. These enhancements collectively support a unified aesthetic and operational platform, reinforcing the hotel’s positioning as a modern, design-forward, boutique destination in the downtown Indianapolis market.
