Built in the early 1930s and formerly known as the Erie Trust Company Building, this 14-story landmark is renowned for its distinctive Art Deco and Renaissance Revival architecture and is listed on the U.S. National Register of Historic Places. The project is an adaptive reuse that converts the tower into a 195-key hotel with guestrooms and suites, requiring full demolition of existing interior finishes and removal of a later-added mezzanine to recreate the original large, vaulted ballroom. All historic doors and murals are being meticulously restored to their original design. The scope includes entirely new back-of-house systems, including mechanical and plumbing installations, fire-life-safety systems, and BDA infrastructure, along with upgraded electrical service featuring new switchgear, low-voltage systems, a new fire alarm, and a building automation system. Completed public spaces will comprise a ballroom with prefunction and meeting areas, a restaurant and bar, a private club, a spa and fitness center, comprehensive service areas, and a new rooftop mechanical system. To support efficient operations, an additional service stair and dumbwaiter are being added to improve circulation between the kitchen and event venues. Exterior work features new windows and façade restoration. Interior work includes modernization of one elevator, with upgrades to two additional cars. Guestrooms and bathrooms are being newly created with upgraded finishes and reconfigured layouts, including large bathrooms with showers; all executed in accordance with historic preservation standards to maintain the defining architectural character and integrity of the original 1930s structure.
